How many pets may I have?
Limit 2 per apartment.
Are there any deposits, special fees, or monthly charges to have a pet?
Yes. $300 non-refundable pet fee for pets less than 35 lbs, $500 non-refundable pet fee for pets over 36 lbs. Pet Interview and Manager Approval may be required. Breed restrictions may apply: American Pit Bull Terriers, Rottweiler’s, German Shepherds, Husky's, Doberman Pinschers, Chow's, Jack Russell Terrier, Dachshund’s, and Chihuahua's. Any pet deemed aggressive will not be permitted.
What must I bring with me to tour an apartment?
Valid government issued picture ID for those 18 years and over.
What are your fees and monthly charges?
One time fees: App fee $40 single application fee, $55 joint application fee, $100 administrative fee. Monthly Rent as listed on signed lease and any additional fee may be added such as covered parking.
What are the income and credit qualifications?
Income must be 3 times monthly rent, positive credit, positive rental history, no felonies and no evictions.
What is acceptable “proof of income” to sign a lease?
3 most recent check stubs, W-2, and offer letter or signed employment verification form.
What happens if I qualify for an apartment, but my roommate does not?
New roommate or cosigner will be needed and must qualify under rental criteria.
Is my security deposit totally refundable?
Yes – full deposit may be refundable – determining final move out and fulfilled lease term.
If I get a job transfer, can I break the lease?
No, fees will be applied and a proper 30 day notice on or before the 1st of the month is needed in writing. A onetime re-letting fee of 85% is required and monthly rent is due until the apartment is re-leased to new qualified applicant.
Can I change to a month-to-month lease plan after my first year?
Yes, market rent and $200 month-to-month fee will be applied.
What utilities are included in my lease?

Do you accept leases for short terms?
Yes, if lease expiration date is available. Additional fees do apply.
Am I required to have renters insurance?
No, but it is recommended.

If something needs to be repaired in my apartment, how do I report it?
All service requests are submitted to our office by phone, email or in writing.
When is my rent payment due?
First of every month.
What day of the month am I liable for a late charge?
Fourth of the month. A $50 initial charge and $10 per day apply until rent is received in full.
Will you accept electronic payments from my bank?
Is there a place where I can pay my rent after office hours?
Our rent drop slot or online.
There is a person who might be staying with me for a while, is that permitted by the lease?
Yes for no more than 2 consecutive days without our prior consent, and no more than twice that many days in a month. Applicant over the age of 18 must fill out application* (application fee will be applied).
Do you have reserved parking?
Yes, additional $30 monthly fee.
I have a motorcycle, where can I park it?
Any open parking space.
My children live with me in the summer; do I need to notify your office when they arrive?
Can I install my satellite dish at my apartment?
Yes, all apartments with a patio or balcony facing south are permitted to properly install a satellite dish; dish will need to be placed properly inside of patio/balcony on a tripod and can be professionally mounted inside railing.
Do you have cable services?
Not included. You may contact Time Warner Cable and Direct or Dish.
Does the property have a fitness center?

No, not onsite. Please contact the City of Mission, 956-583-2564 for drop location.
Are gas grills permitted at your property?
No, but please take advantage of our outdoor kitchen we have provided.
Is there any additional storage space available at your property?
Each Patio or Balcony has an additional storage closet, sizes vary.
Are residents permitted to paint their apartment?
Will you accept my delivery packages for me?
Do you have a list of Preferred Employers?
Yes. We offer a 3% discount for all First Responders; City, County, State, and National Government Employees; Health Care Professionals; Employees of the School System; and Active & Retired Military.
